All cleaning is carried out according to BICS standards and staff will be fully vetted and DBS checked.

Hard facilities management

Our services cover building maintenance and statutory compliance that will reduce the risks of disruptive breakdowns and ensure that relevant statutory and legislative requirements are met.

The maintenance requirements from published guides of the Chartered Institution of Building Services Engineers (CIBSE) and the Royal Institute of Chartered Surveyors (RICS)
SFG20 guidelines published by the Building Engineering Services Association (BESA)

Where applicable the maintenance requirements specified by manufacturers, other relevant professional bodies, and trade organisations.


Summary of the services available to schools are:

Reactive Maintenance Service – such as plumbing, electrical, heating and ventilation, carpentry, roofing, brickwork, plastering, decorating
Planned Preventative Maintenance (PPM) – such as re-lamping services, fire detection equipment, fire doors, gutter clearance
Statutory Compliance Testing & Servicing – including 5-year fixed wire testing, gas safety checks, legionella testing, water hygiene management, emergency lighting tests, portable appliance testing
Consultancy Services – such as Project Management & Monitoring Services, Water and Fire Risk Assessment reviews, preparation of PPM schedules, asset verification building defect diagnosis etc.
A programme of routine maintenance and a cost-effective pricing structure for ad-hoc services can be provided upon request.

The council will provide a team of experienced officers in connection with the management and administration of the Hard FM service to ensure these service standards are delivered. The school will also have a dedicated FM team with clear channels for communication and escalation.

Project management for Facilities Management

FM can provide specialist project management services.
These include:

Building condition surveys and fire risk assessments/water risk assessments.
Manage procurement processes from inception, feasibility, concept design through to practical completion, snagging and handover.
Procure or advise on procurement and scope of services of other consultants.
Tender for works and associated goods and services including specification writing and evaluation and selection of suppliers.
Procure surveys and investigations necessary to undertake feasibility studies and detailed design.
Provide CDM requirements and specialist/technical advice.
Support to plan and manage moves including space planning.
